On a brick-to-brick gut rehab in Evanston, I brought in the contractor, registered them with the city, drew the diagrams for the permits, met with the inspectors and kept the owner informed from start to finish. On other properties I've done the work myself: taking a bathroom down to the studs, hanging sheetrock, cutting and setting large-format tile, installing the fixtures and cabinets, squeezing into a crawl space to repair leaking pipes, laying new hardwood and sanding vintage floors back to life. The point isn't that I'll pick up a hammer for you. It's that I know, from the trenches and not just from behind a desk, what can be done to a home, what should be done before it sells, and how it actually gets done, inside and out. And when a project comes down to finishing, decor and magazine-quality staging, years behind the camera help me see how a home will look in listing photos and in person.
I've also managed virtually all of these properties for years, through cycle after cycle of short-, medium- and long-term renters, thousands in all, so I know what holds up, not just what looks good at a showing. One of my own buildings is a 117-year-old vintage three-flat, exactly the kind of property where violations pile up, and it recently passed its city inspection with zero. So when you sell, I can tell you what's worth fixing first, what a buyer's inspector will flag, and how to handle it before it costs you at the negotiating table.
I was born in Chicago and raised in Skokie, and I've lived in Bucktown, Ukrainian Village, Old Irving Park, Rogers Park and Evanston. I've been the homeowner, the landlord, and the investor in many of the neighborhoods where I now help people buy and sell.
My economics degree from Northwestern taught me to look past the headlines to what actually moves prices: supply, demand, interest rates and local conditions. I've put that to work as a licensed broker since 2008, through the crash, bidding wars, rate swings and slow seasons, and even a stint as a broker in Hawaii, where tight inventory and out-of-state buyers showed me how differently two markets can behave.
